Selling Commercial Property Is a Wealth Decision — Not Just a Transaction

Helping Portland and Willamette Valley owners sell, lease, and finance income-producing property — and turn each move into a wealth-building plan.

Most owners think of a sale as an ending. We think of it as a beginning. When you sell a commercial asset, you're not closing a deal — you're deciding what your capital does next. That's the work we care about most at Constant Commercial Real Estate Inc, and it's the reason owners across Portland and the Willamette Valley keep coming back to us across the full life cycle of what they own.

Who we are and what we do

Constant Commercial Real Estate Inc is a commercial real estate advisory serving the greater Portland metro and the Willamette Valley in Oregon. We help property owners sell, lease, and finance commercial real estate — and, just as importantly, we help them use each of those moves to build and transition wealth deliberately rather than by accident.

Our three service areas:

  • Sales — our core focus. Positioning, pricing, marketing, and negotiating the disposition of commercial property to get owners the best outcome, on the right terms and timeline.
  • Leasing — representing owners and tenants to keep assets performing and cash flow strong.
  • Commercial mortgage — helping owners structure and secure financing, whether they're acquiring, refinancing, or repositioning.

If you own commercial property anywhere from Portland to Salem and you're weighing a sale, this is the page worth reading first.

Where we work

We're active across the Portland metro and the northern and mid–Willamette Valley, including:

  • Portland metro (Multnomah, Washington & Clackamas counties): Portland, Beaverton, Hillsboro, Tigard, Tualatin, Lake Oswego, West Linn, Oregon City, Gresham, Milwaukie, Happy Valley, Clackamas, Sherwood, Wilsonville, Forest Grove, and Troutdale.
  • Salem & the mid-valley (Marion & Polk counties): Salem, Keizer, Woodburn, Silverton, Stayton, Dallas, Monmouth, and Independence.
  • Yamhill County & wine country: McMinnville, Newberg, and Dundee.
  • Southern Willamette Valley (Linn, Benton & Lane counties): Albany, Corvallis, Lebanon, Eugene, and Springfield.

If your property sits anywhere along the I-5 and Highway 99 corridors between Portland and Eugene, we likely already know the submarket.

Why sell with an advisor instead of just listing?

A listing gets your property in front of buyers. Advisory gets you the right buyer, at the right number, structured so the proceeds actually advance your goals. The difference between an average sale and a great one usually isn't the marketing — it's the strategy set before the property ever hits the market: timing the cycle, understanding buyer motivation, and knowing what a given asset is truly worth to the person who wants it most.

That's the part owners rarely get from a sign in the ground.

What happens to the money after the sale?

This is the question too few brokers ask — and it's where we spend the most time. A sale isn't the finish line; it's a wealth event. We help owners think through it before they sign:

  • Transitioning out of active ownership without giving a huge slice to taxes or timing mistakes.
  • Redeploying capital — into replacement property, a different asset class, or a more passive position that matches where you are in life.
  • Building a plan rather than a one-off deal, so this sale connects to the next acquisition, the refinance after that, and the estate you're ultimately building.

We can't give tax or legal advice — that's your CPA and attorney's role — but we coordinate closely with them so the real estate decision and the wealth decision are made together, not in separate rooms.

Do you also handle leasing and financing?

Yes. Many of the owners we sell for also lease and finance with us, because the same market knowledge that prices a sale correctly also fills vacancies and structures smart debt. If a sale isn't the right move this year, leasing the asset to strengthen its income — or refinancing to pull out capital — may get you to the same goal. We'll tell you honestly which path serves you best, even when it isn't the one that closes fastest.

Why owners work with us

  • Experience across the full cycle — sales, leasing, and mortgage under one roof, so your strategy stays consistent.
  • Local knowledge — deep familiarity with commercial submarkets from Portland to Eugene.
  • Wealth-building focus — we plan for what your capital does next, not just what it does at closing.
  • Straight advice — we'd rather earn a client for the next twenty years than push a deal that doesn't fit.
