Single Family, 4-Plex & 7-Plex, 6-Unit Refi --> 24-Unit Multifamily & Financing

We came to Cory with the goal of scaling up our real estate portfolio and increasing our returns. He assisted us with the consolidation of 3 of our properties (multi & single) into a 24-unit apt building outside of Multnomah County which was one of our requirements. Cory was able to market and sell the properties for list price and within the agreed upon time window for the 1031 exchange. Along the way he advised, problem solved and was a wealth of knowledge to us. Cory also assisted in securing financing for us at a very competitive rate. 3 Single Family Homes - 1031 Exchange into 15 Units

I first met Cory Carlson on BiggerPockets. I had been investing in single family rentals for many years but was looking for someone to help me determine if my equity was still being put to its best use and if not, how to make the transition to multifamily investments. Cory was exactly the right person to walk me through the entire process. He is extremely knowledgeable and started with a well articulated "Portfolio Analysis'" which showed how my existing properties were performing and where I was missing returns. He recommended an appropriate strategy that fit my situation and capabilities and then he helped me execute on the entire plan. This included the disposition of two single family homes in different markets, one was particularly difficult due to its condition, and not to mention I was located 3,000 miles away. Throughout the entire process Cory provided prompt communications, was transparent and set realistic expectations. Over a period of several months we successfully completed two 1031 exchanges. We sold two single family residences (Beaverton & Eugene) and after writing several offers, with financing front of mind, ended up with a great acquisition of a 9-unit in NE Portland (the appraisal even came back higher than our final purchase price!). The second sale (a reverse exchange) was overseen by Cory with a cooperating out of state broker for an out of state property to acquire a 6-unit building in Fairview, Oregon. Both properties acquisition financing was arranged with Cory's representation and included attractive rates and terms. We look forward to ownership of these buildings that will have positive cash flow, as well as appreciation, for years to come. Cory also helped us buy our primary residence in Portland.

Medical Office Refinance & Apartment Acquisition

Cory Carlson’s expertise has been pivotal in helping me catapult my multi-family/commercial real estate investments. Value-add 4-Plex Acquisition

I met Cory after searching for investor friendly real estate brokers in the Portland area on the Bigger Pockets website. In 2019 Cory helped my wife and I purchase our first small multi-family investment property in Bend, Oregon. I found and connected with him through the BiggerPockets real estate community. I honestly was not sure what I was looking for in a broker when I reached out to him, but knew I needed someone that could help us find and analyze investment properties through the lens of an investor. Cory helped us successfully navigate the purchase of a 4-unit apartment building that we owner occupied.
